| Conditions or Reasons: | 1)
The development hereby approved shall be commenced within three years of the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out. |

Prior to the commencement of development details/samples of all of the materials to be used for the new works to the external walls, chimney, roof, windows and details of rain water goods for both the extension and the barn conversion shall be submitted to and approved in writing with the Local Planning Authority. In addition details of the external soil vent pipes, vents or ducts, the proposed dry lining system and the proposed heating system for the barn conversion shall be submitted to and approved in writing by the Local Planning Authority. The development shall be implemented in accordance with the approved details.
Reason: To safeguard the appearance of the development in the interests of preserving the special character and appearance of this Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan, First Review 2005. |

Prior to the commencement of the barn conversion works a detailed repairs schedule of works to include a photographic schedule equivalent to the RCHME (Level 1) standard (which includes a brief written description of the building and the photographs being annotated to survey drawings of the building) and the working or Building Regulation Drawings shall be submitted to and agreed in writing with the Local Planning Authority. Please note that during the course of the works no member of the timber frame structure of the barn building may be altered or removed unless this is first agreed in writing with the Local Planning Authority. The works shall be implemented solely in accordance with these agreed details. If any variation is sought this shall first be agreed in writing with the Local Planning Authority.
Reason: To safeguard the special architectural and historic interest of the statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan, First Review 2005. |

Prior to the commencement of development details of the conservation roof lights to the yard and rear elevations of the barn conversion shall be submitted to the Local Planning Authority for approval. These details shall include the exact size of the proposed roof lights and the manufacturers details.The conservation roof lights are to have a central mullion detail, and fitted to be flush following the plane of the roof. The scheme will be implemented solely in accordance with the approved details.
Reason: To secure an acceptable form of development for the curtilage Listed Barn. |

All new or replacement windows to be installed for both elements of the development hereby granted planning permission shall be of timber construction with a white painted finish unless otherwise agreed with the Local Planning Authority. None of the windows shall contain any trickle vents.
Reason: For the avoidance of doubt. |

The existing Grade II Listed dwelling, known as 52 Church Street, shall be fully protected during the execution of the demolition works of the lean-to conservatory structure hereby permitted planning permission. In any event any damage taking place shall be made good in accordance with a repairs schedule and photographic record equivalent to the RCHME (Level 1) standard (which includes a brief written description of the building and the photographs being annotated to survey drawings of the building) submitted to and agreed in writing with the Local Planning Authority prior to the commencement of development. The works shall be implemented solely in accordance with the agreed details.
Reason: To safeguard the special architectural and historic interest of the statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan, First Review 2005. |

Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the eastern elevation of the building known as the Barn Annexe at 52 Church Road, Shillington.
Reason: To protect the amenities of occupiers of neighbouring properties. |

The conversion (building) hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 52 Church Road, Shillington.
Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit. |

Prior to the first occupation of the building the window(s) in the eastern elevation of the barn conversion facing towards no. 42 Church Street hereby permitted shall be fitted with obscured glass of a type to substantially restrict vision through it at all times, details of which shall have been previously submitted to and approved in writing by the Local Planning Authority. No further windows or other openings shall be formed in the elevation.
Reason: To safeguard the amenities of occupiers of adjoining properties. |
