Conditions or Reasons for Planning Application - MB/08/00815/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) A scheme shall be submitted for written approval by the Local Planning Authority setting out the details of the materials to be used for the external walls and roof. The development shall be carried out in accordance with the approved scheme.

Reason: To protect the visual amenities of the building and of the area generally.
3) Before the garage is first brought into use the access and driveway, as approved under planning permission ref 07/01842 shall first be completed.

Reason: For reasons of highway safety
4) Notwithstanding the approved plans, all rainwater goods shall be of cast iron or aluminium and painted black unless otherwise agreed in writing by the Local Planning Authority.

Reasons: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy BE6 of the Mid Bedfordshire Local Plan First Review 2005.
5) Details of the windows and doors proposed and their finish shall be submitted to and approved in writing by the Local Planning Authority prior to any development starting on site.
