Conditions or Reasons:
1) The access as proposed does not provide sufficient visibility to prospective users to the detriment of the safety and convenience of users of the highway; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Adopted Local Plan (2005).
2) There is no justification for a second access to the site and therefore there is no identified need for development.
