Conditions or Reasons for Planning Application - SB/06/00912
Conditions or Reasons:
1) The proposal would conflict with Policies 6 and 7 of the Bedfordshire Structure Plan 2011 and Policies NE2 and NE3 of the South Bedfordshire Local Plan Review, which seek to preserve the high quality of the landscape of the Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value, and to resist development which would have an adverse effect on such areas. To permit this proposal would have an adverse effect on the landscape and natural beauty of the area.
2) The South Bedfordshire Local Plan Review seeks to ensure the retention of adequate separation between buildings which, in the case of a first floor extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation, would result in cramped development which would detract from the character of the area, and is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
3) The proposal would constitute an unacceptable form of development, leading to an unsatisfactory degree of overlooking of the adjacent dwelling, detrimental to the amenity of the occupiers of that adjoining development. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
