Conditions or Reasons for Planning Application - MB/08/00922/FULL
Conditions or Reasons:
1) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
2) The design of the following items shall be taken from the revised Master Plan and Design Guide as approved on 07/03/2003 under ref no 00/01151/OUT unless otherwise agreed in writing by the Local Planning Authority:

(i) window heads, reveals and cills;
(ii) brick patterns and gable ventilators;
(iii) dentil courses, verge and eaves details;
(iv) gable and chimney details;
(v) doors and openings;
(vi) windows (including glazing bars);
(vii) dormer windows;
(viii) location of external service boxes;
(ix) colouration of external paintwork

Reason: In order to ensure that the overall completed development accords with the approved Master Plan and Design Guide in the interests of the visual amenities of the area and the setting of the adjacent Listed Building.
3) The development hereby approved shall be completed in strict accordance with the details set out in the sustainability strategy approved pursuant to Schedule 1 Clause 16.1 of the Deed made pursuant to Section 106 of the Town and Country Planning Act 1990 relating to outline planning permission ref no 00/01151/OUT dated 7 February 2002.

Reason: In order to achieve a sustainable form of completed development in accordance with the requirements of PPG22.
4) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.
5) Notwithstanding any provision of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order with or without modification) no works shall be commenced for the extension of any dwelling until detailed plans and elevations have been submitted to and approved in writing by the Local Planning Authority.

Reason: To protect the amenities of occupiers of neighbouring properties.
6) Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before the gates are opened.
