Conditions or Reasons for Planning Application - MB/08/00985/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of the development a sample panel showing the colour type and texture of the brick, bond and mortar shall be constructed on site and approved in writing by the Local Planning Authority. Details of the roofing materials and coping stones shall also be submitted and approved in writing by the Local Planning Authority. The development shall accord with the approved details

Reason: To protect the visual amenities of the building and of the area generally.
3) The windows to be used for the extension shall be traditional timber sliding sash windows to match the original window openings of the main house and the velux windows shall be of a conservation type rooflight. Details of the windows shall be submitted to the Local Planning Authority and approved in writing prior to the commencement of the development hereby approved. The development shall accord with the approved details.

Reason: To protect the visual amenities of the building and of the area generally.
4) Prior to the commencement of the development a plan showing the proposed side (North West) elevation of the building drawn to a metric scale of 1:100 shall be submitted to and approved in writing by the Local Planning Authority. The development shall accord with the approved details.

Reason: For the avoidance of doubt.
