Conditions or Reasons for Planning Application - SB/06/00925
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10 B.S.P.; BE8 & H8, S.B.L.P.R).
3) The new windows in the side elevation at first floor level shown on Drawings Nos. 010/06/01 Rev.A received 15 August 2006 and 010/06/02 Rev.C received 13 September 2006 shall be permanently glazed with obscured glass.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies 10 B.S.P.; BE8 & H8, S.B.L.P.R).
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the elevations of the proposed extension.
REASON: To protect the amenity of neighbouring residents.
(Policies 10 B.S.P.; BE8 & H8, S.B.L.P.R).
5) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification) any section of flat roof over the extension hereby permitted shall be used and accessed for maintenance purposes only and shall not be used as a balcony, sitting out or general amenity area at any time.
REASON: To protect the amenity of neighbouring residents.

6) This permission relates only to the details shown on Drawings Nos. 010/06/01 Rev.A, 010/06/03 Rev.A and 010/06/04 Rev.A received 15 August 2006 and 010/06/02 Rev.C received 13 September 2006 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
