Conditions or Reasons for Planning Application - MB/08/01300/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby granted consent shall be carried out in materials to match as closely as possible in colour, type and texture, those used on the existing building. Any variation from this shall first be agreed in writing with the Local Planning Authority.

Reason: To safeguard the visual appearance of the building to protect the special character of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005.
3) The pitched roof section of the extension hereby granted consent shall be covered with a new natural slate and not a man made slate. A sample of the roof covering shall be submitted for prior approval with the Local Planning Authority before the development commences.

The development shall be implemented in accordance with the approved roof slate.

Reason : To safeguard the visual appearance of the building to protect the special character of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005.
4) All new or replacement windows to be installed as part of the development hereby granted consent shall be of timber construction with a white painted finish unless otherwise agreed in writing with the Local Planning Authority.

Reason: To safeguard the special character and appearance of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005.
5) Prior to the first occupation of the building the first floor en suite window in the rear elevation of the development shall be fitted with obscured glass of a type to substantially restrict vision through it at all times, and restriction on its opening, details of which shall have been previously submitted to and agreed in writing by the Local Planning Authority.

Reason: To safeguard the amenities of occupiers of adjoining properties.
6) The permission shall extend only to the application as amended by plans received on 20 August 2008.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
