Conditions or Reasons for Planning Application - SB/06/00956/FULL
Conditions or Reasons:
1) The proposed roof extension would, by reason of its size, bulk, siting and design, be a visually obtrusive and overbearing development that would detract from the amenity of neighbouring residents and would be poorly related to the applicants property, the pair of semi-detached properties of which the application site forms a part, the streetscene and the surrounding area generally. The proposal would thereby be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed roof extension would result in an unacceptable increase to the overlooking of 15 Russell Road, detracting from the amenity and privacy of residents. The proposal would thereby be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
