Conditions or Reasons for Planning Application - MB/08/01549/FULL
Conditions or Reasons:
1) The proposal would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area and the amenities of the occupiers of 45 Ampthill Road and the proposed unit; as such the proposal is contrary to Policy DPS5 of the Adopted Mid Bedfordshire Local Plan 2005.
2) The proposal, by nature of the excessive site coverage of buildings and hardstandings, would result in an unacceptable overdevelopment of the site with insufficient landscaping and screening to the detriment of the character and appearance of the area; as such the proposal is contrary to Policy DPS6 of the Adopted Mid Bedfordshire Local Plan 2005.
3) The application contains insufficient information in the form of a legal agreement requiring contributions to local infrastructure; as such the proposal is contrary to Policy DPS1 of the Adopted Mid Bedfordshire Local Plan and to Mid Bedfordshire District Council's Adopted Supplementary Planning Guidance: Planning Obligations Strategy (2008).
