Conditions or Reasons for Planning Application - MB/08/01740/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to any building works or repairs being first commenced, the following are to be submitted and approved in writing by the Local Planning Authority:

a full specification of all proposed materials to be used for external walls and roofs together with a detailed description and specification of the nature, bond and extent of any brick work repair or new brick work. This must include the lime-based mortar mix & sand/aggregate to be used. Additionally, a sample panel of the brick work in the agreed bond & providing a representative range of the bricks to be used throughout the repairs, in terms of colour, texture and the mortar jointing or pointing profile or finish;
a method statement clearly explaining the sequence of the proposed works together with an itemised schedule of works describing all repairs, re-instatement's and replacement works and agreed making good;
detailed drawings of all new proposed and/or replacement doors and windows showing clearly a section of the glazing bars, frame moulding's, door panels, the position of the door or window frame in relation to the face of the wall.

The development shall accord with the approved details.

Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is preserved, maintained and enhanced in accordance with PPG 15 (Planning and the Historic Environment (1994).
3) The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Upton End Old Farm, Upton End Road, Shillington, Beds.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit.
