Conditions or Reasons for Planning Application - MB/08/01835/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of development a materials schedule shall be submitted to and agreed in writing by the Local Planning Authority. The schedule shall include details of brick types, roof materials, window types, rendered and painted properties, rainwater goods, boundary treatment and surfacing materials. The development shall accord with the approved details.

Reason: In order for the Local Planning Authority to assess this area of the development as a whole and in the interests of the visual amenities of the development.
3) Plot 4 shall be finished in materials in accordance with the Fairfield Park Urban Design Strategy.

Reason: In order to ensure that the overall completed development accords with the approved Master Plan and Design Guide in the interests of the visual amenities of the area.
4) The design of the following items shall be taken from the revised Master Plan and Design Guide unless otherwise agreed in writing by the Local Planning Authority:

(i) window heads, reveals and cills;
(ii) brick patterns and gable ventilators;
(iii) dentil courses, verge and eaves details;
(iv) gable and chimney details;
(v) doors and openings;
(vi) windows (including glazing bars);
(vii) dormer windows;
(viii) location of external service boxes;
(ix) colouration of external paintwork

Reason: In order to ensure that the overall completed development accords with the approved Master Plan and Design Guide in the interests of the visual amenities of the area and the setting of the adjacent Listed Building.
5) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the side elevations of the dwelling hereby approved.

Reason: To protect the amenities of occupiers of neighbouring properties.
6) Notwithstanding any provision of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order with or without modification) no works shall be commenced for the extension of any dwelling until detailed plans and elevations have been submitted to and approved in writing by the Local Planning Authority.

Reason: To protect the amenities of occupiers of neighbouring properties.
7) Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before the gates are opened.
