Conditions or Reasons for Planning Application - MB/08/01883/FULL
Conditions or Reasons:
1) The proposed single storey rear extension, by reason of its depth of 6 metres, is considered to be excessive in relation to the character and appearance of the existing dwelling. It is therefore contrary to Technical Planning Guidance: 'Extensions and Alterations: A Design Guide for Householders' (2004), and represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the surrounding area. As such, the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Local Plan 2005.
2) The proposed single storey rear extension, by reason of its depth of 6 metres, would represent an unacceptable enlargement of the dwelling which would have an overbearing impact on the neighbouring properties of No.s 67 and 71 Windmill Road. As such, the proposal is contrary to Technical Planning Guidance: 'Extensions and Alterations: A Design Guide for Householders' (2004) and Policy DPS6 of the Mid Bedfordshire Local Plan 2005.
