Conditions or Reasons:
1) The bulk and massing of the side extension fails to maintain the natural separation which currently exists between neighbouring properties, leading to an unacceptable impact upon the appearance of the streetscene such that the proposed development is considered to fail caveat (iv) of Policy DPS6, Mid Beds Local Plan, First Review, Adopted December 2005 and Technical Planning Guidance: Extensions and Alterations - A Design Guide for Householders.
2) The siting of the garage within the frontage of the property would be out of character with existing development in the locality resulting in the proposed development conflicting with caveat (iv) of Policy DPS6 of the Mid Bedfordshire Local Plan, First Review, Adopted December 2005 and Technical Planning Guidance: Extensions and Alterations - A Design Guide for Householders.
