Conditions or Reasons for Planning Application - MB/08/02263/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of bricklaying for the brick plinth, a sample panel of brickwork shall be provided on site and shall be formally approved in writing by the Local Planning Authority. The panel should be retained as a reference for all external brickwork within the development.

Reason: To safeguard the historic fabric of a Listed Building of special architectural or historic interest and to preserve the character and appearance of the conservation area
3) The external finish of the timber frame shall be painted in Stephanotis Cream unless otherwise agreed in writing by the local planning authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building.
4) All new rain water goods shall be in cast iron or aluminium. Details of the profile, colour, finish and exact system to be employed shall be submitted to and agreed in writing by the Local Planning Authority prior to any works commencing.

Reason: To safeguard the historic fabric of a Listed Building of special architectural or historic interest and to preserve the character and appearance of the conservation area
