Conditions or Reasons:
1) The proposed detached garage would, because of its size and siting, be out of character with similar properties in the immediate locality and would give rise to an over-intensive level of development of the site, harmful to the visual amenities and character of the locality which has been designated an Area of Special Character. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE6 and BE8 of the South Bedfordshire Local Plan Review.
