Conditions or Reasons:
1) The proposed first floor front extension, by nature of its size, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the streetscene; as such the proposal is contrary to policy DPS6 of the Adopted Mid Bedfordshire Local Plan First Review 2005 and Adopted Technical Guidance in 'Extensions and Alterations: A Design Guide for Householders' 2004.
