1) The proposed extension, by reason of its scale and design and its prominent location to the front of the dwelling would have an adverse impact on the character and appearance of the area and on the existing dwelling and as such conflict with Policy DPS6 of the Mid Beds Local Plan, First Review, Adopted December 2005 and Technical Planning Guidance: Extensions and Alterations: A Design Guide for Householders, 2004.
