Conditions or Reasons for Planning Application - SB/06/01115
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This permission shall extend only to the use of the ground floor of the premises for office purposes within Class A2 of the Town and Country Planning (Use Classes) Order 1987 (or any order revoking and re-enacting that Order with or without modification.
REASON: To define this permission.
(Policy H7, S.B.L.P.R.).
3) This permission shall not extend to the proposed shop front details shown on Drawing No. 06/521/01.A, and further shopfront details shall be submitted to and approved in writing by the District Planning Authority. The shop front shall be constructed only in accordance with the subsequently approved details.
REASON: To enable the District Planning Authority to give further consideration to the details of the proposed shopfront.
(Policies 10, B.S.P, BE4, BE5 and BE8, S.B.L.P.R.).
4) All plant machinery and equipment (including refrigeration and air conditioning systems) to be used by reason of this approval shall be so installed, maintained and operated as to prevent the transmission of noise and/or vibration into any neighbouring premises.
REASON: To prevent nuisance from noise and vibration and to safeguard the amenities of the area.
(Policy BE8 S.B.L.P.R).
5) This permission relates only to the details shown on Drawing No. 06/521/01.A received 29/09/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
