Conditions or Reasons for Planning Application - CB/09/00655/OUT
Conditions or Reasons:
1) The erection of a detached house on a raised site of restricted size and shape and having an awkward relationship with number 43 Gardeners Close will appear as a cramped form of overdevelopment out of keeping with the site and its surroundings to the detriment of the character and appearance of the area. This will be in conflict with Mid Beds Local Plan First Review 2005 policies LPS2, H06 and DPS5.
2) The erection of a house on this elevated site which is in close proximity to the house at 43 Gardeners Close will result in loss of amenity to the occupiers of this property by way of overshadowing, overlooking and loss of light. This will be in conflict with Mid Beds Local Plan First Review 2005 policies LPS2, H06 and DPS5.
3) There is no agreed Unilateral undertaking for the development and as such the development is in conflict with Mid beds District Council's Adopted Planning Obligations Strategy dated February 2008 in respect of new dwellings and PPS1.
