Conditions or Reasons:
1) The proposed conversion of the property to provide two flats would result in undue noise, disturbance and general activity, and additional traffic movements, amounting to an over-intensive use of the premises. The proposal would accordingly be harmful both to the residential amenity which neighbouring occupiers could reasonably expect to enjoy, and to the established character of the area which is predominantly single family occupation dwellings. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2, H6 and H9 of the South Bedfordshire Local Plan Review.
2) If permitted, the proposal would create a precedent whereby it would be difficult for the District Planning Authority to resist similar proposals to the further detriment of the locality.
