Conditions or Reasons:
1) The proposed dwelling represents an overly-large replacement of the existing dwelling by a substantial building which would have a detrimental impact on the character of this rural area and would affect the openness of the South Bedfordshire Green Belt; as such the proposal is contrary to PPG2 and PPS7, Policies CS22, DPS5 and HO6 of the Adopted Mid Bedfordshire Local Plan First Review 2005 and the Technical Planning Guidance: Design Guide for Residential Areas in Mid Bedfordshire (Adopted 2004).
