The proposed residential development, by nature of its location outside the Lower Shelton Settlement Envelope, would have a detrimental impact on the visual appearance and rural character of the locality contrary to PPS3 Housing and Policies LPS3, LPS4, DPS5, CS19 and HO6 of the Adopted Mid Bedfordshire Local Plan First Review 2005. There may also be an impact upon development of the site as a result of noise from traffic on the existing A421 dual carriageway. Furthermore, it is not clear from the submitted details whether access is achievable from the public highway. |
