Conditions or Reasons:
1) The proposed two storey rear extension, by reason of its overall excessive depth and width would result in an over dominant and imposing feature, to the detriment of the appearance of the existing dwelling and the rural character and appearance of the area. As such the proposal would conflict with Policy DPS6 (iv) of the Mid Bedfordshire Local Plan First Review December 2005 and to Technical Planning Guidance: Extensions and Alterations: A Design Guide for Householders 2004.
