Conditions or Reasons:
There is insufficient detailed information submitted with the application upon which to base a decision to grant consent, together with conditions, for the works proposed.

All applications for listed building consent must include sufficient detailed drawings, adequate information, necessary particulars and specification details to fully assess the effect of all of the proposed works on the building as a whole- and especially the impact on its special architectural or historic interest, character and appearance (PPG15- Annex B.3 and B.10).

All proposed demolition, alteration or new works are to be fully justified and need to show why works, which affect the character of the building, are desirable or necessary (PPG15- 3.4).

There is a need to have special regard to the desirability of preserving the building or its setting or any features of special architectural or historic interest that it possesses. The aim is to protect listed buildings from unnecessary demolition or partial demolition and from unsuitable and insensitive alteration (PPG15- 3.3). It is considered that this application has failed to meet the required criteria to accord with standard conservation good practice.
