Conditions or Reasons:
The proposed extension is considered by virtue of its location, design and form to have an adverse impact on the setting of the adjacent Listed barn. The form and design of the extension is considered to be too ornate and domestic in appearance and thus would harm and incrementally erode the agricultural character and special architectural and historic interest of the site. It would set an unacceptable precedent for the form of development on this site. It is therefore considered to be contrary to the provisions of Planning Policy Guidance 15 (Planning and the Historic Environment) 1994.
