Conditions or Reasons for Planning Application - SB/06/01162

Conditions or Reasons:

1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).

3) The windows in the side elevation of the extension facing 82 Brewers Hill Road shown on Drawing No. 220806A received 7 November 2006 shall be permanently glazed with obscured glass and permanently fixed shut with only a fanlight opening.
REASON: To protect the amenity of neighbouring residents.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the side elevation of the proposed extension facing toward 82 Brewers Hill Road.
REASON: To protect the amenity of neighbouring residents.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).

6) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification) any section of flat roof over the extensions hereby permitted shall be used and accessed for maintenance purposes only and shall not be used as a balcony, sitting out or general amenity area at any time.
REASON: To protect the amenity of neighbouring residents.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).

7) This permission relates only to the details shown on Drawing No. 220806 A received 7 November 2006 and Existing Ground Floor Plan and Elevations received 10 October 2006 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
