| Conditions or Reasons: | 1)
The works hereby consented shall be begun within three years of the date of this permission.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out. |

Prior to the commencement of the development hereby permitted, detailed drawings of all new doors and windows, at a scale of 1:20, together with a detailed specification of the materials, construction and finishes shall be submitted to and approved in writing by the Local Planning Authority. Details shall be provided which clearly show a section of glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, depth of reveal, arch and sill detail. Reason: To safeguard the appearance of the completed development and preserve the special interest of the listed building in accordance with PPG15, and preserve the character and appearance of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005. |

Prior to the commencement of the development hereby granted, a detailed drawing at a scale of 1:20 of the new lead roof and junction with the existing building, shall be submitted to and approved in writing by the Local Planning Authority. The development shall then be implemented in accordance with the approved plans. Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced in accordance with PPG15. |

Prior to the commencement of the development, samples of all the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. The development shall be implemented solely in accordance with these approved details. Reason: To safeguard the appearance of the completed development and preserve the special interest of the listed building in accordance with PPG15, and preserve the character and appearance of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005. |

All new rain water goods shall be in cast iron or aluminium. Details of the profile, colour finish and exact system to be employed shall be submitted to and agreed in writing by the Local Planning Authority prior to any works commencing. Reason: To safeguard the appearance of the completed development and preserve the special interest of the listed building in accordance with PPG15, and preserve the character and appearance of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005. |

None of the components, members or elements comprising the structural timber frame and fabric of the building shall be cut, damaged, altered or otherwise detrimentally changed unless such works have been specifically identified within the a detailed annotated working drawing and a precise schedule of works relating to the timber frame, such documentation to have been submitted to and approved in writing by the Local Planning Authority. Sandblasting or any other abrasive cleaning is not acceptable. Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced in accordance with PPG15. |

The roof lights hereby approved shall be of a conservation roof light format, constructed of metal, with a central mullion detail, and fitted to be flush, following the plane of the roof. The submitted details shall specify the exact size and manufacturers details. The scheme shall be implemented solely in accordance with these agreed details. Reason: To safeguard the appearance of the completed development and preserve the special interest of the listed building in accordance with PPG15, and preserve the character and appearance of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005. |
