Conditions or Reasons:
1) In accordance with Environment Agency advice and the requirements of Planning Policy Statement 25: 'Development and Flood Risk', an assessment of Flood Risk and the run-off implications of the proposed development should be submitted with the application. No such assessment has been submitted and the application site is identified as being at high risk of flooding and the proposed development may therefore be at risk of flooding and may increase the risk of flooding to existing property. The proposal is therefore contrary to national guidance in PPS25.
