Conditions or Reasons for Planning Application - SB/06/01199
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the side elevations of the approved extension and no rooflights shall be inserted into the roofslopes of the approved extension.
REASON: To protect the amenity of neighbouring residents.

4) The window serving the utility room in the side elevation as shown on Drawings Nos. 2006/0809/01 received 20 October 2006 and 2006/0809/05 received 23 November 2006 shall be permanently glazed with obscured glass.
REASON: To protect the amenity of neighbouring residents.
(Policies 10 B.S.P.; BE8 & H8, S.B.L.P.R).
5) For the avoidance of any doubt this permission relates only to a rear extension incorporating a dormer window and a detached garage as shown on the Ground Floor and Garage Plan on Drawing No. 2006/0809/01 received 20 October 2006 and Drawings Nos. 2006/0809/02A, 2006/0809/03A, 2006/0809/05 received 23 November 2006 and the Site Location Plan and Block Plans received 20 October 2006 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
