Conditions or Reasons for Planning Application - SB/06/01210
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins, the existing outbuildings shown hatched green on the Site Layout Plan received 15/10/06 shall be demolished and all materials removed from the site.
REASON: In order to safeguard the openness of the Green Belt and the character and appearance of the Chilterns Area of Outstanding Natural Beauty.
(Policies GB1, NE2 & H13, S.B.L.P.R.).
3) Before development begins and notwithstanding the details submitted with the application, details of the materials to be used for the external walls and roofs of the proposed building/s shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R.).
4) The buildings hereby approved shall be used for no purpose, other than that shown on the approved drawings, unless otherwise prior agreed in writing by the District Planning Authority.
REASON: To control the development in order to protect the openness of the Green Belt.
(Policies 24, B.S.P.; GB1, S.B.L.P.R.).
5) This permission relates only to the details shown on the Site Location Plan, Site Layout Plan, Elevations and FLoor Plans received 25/10/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
