Conditions or Reasons for Planning Application - CB/09/05560/FULL
Conditions or Reasons:
1) The proposed development would have an adverse impact upon a protected tree and no attempt has been made to successfully incorporate the tree within the new extension works, recognising the constraints stipulated in BS 5837 : 2005 "Trees in Relation to Construction." Additionally no evidence has been submitted in mitigation of construction damage. The proposal is therefore contrary to Policy BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size, siting and unsympathetic design, be out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
