Conditions or Reasons for Planning Application - CB/09/05566/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The full extent of the front roofslope (i.e the original dwelling and the extension) and the rear roofslope shall be tiled using roof tiles of the same age and degree of weathering to match as closely as possible in colour, type and texture, those of the existing dwelling.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the area.
3) The patterns of the proposed windows to the front elevation (including cill, glazing bar and lintel/window head details and the means of opening) and external finish shall match as closely as possible those windows to the existing front elevation of the dwelling.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the area.
4) The front elevation and part of the side elevation of the two storey extension hereby permitted shall be rendered to match as closely as possible the type and texture of the render finish to the existing dwelling and painted in a colour to match that of the existing dwelling.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the area.
5) New brick work to the side elevation of the two storey extension and to the single storey extensions to the rear shall be carried out in a brick and mortar mix to match as closely as possible in colour, type and texture, the brick work and mortar of the existing dwelling. The brick work shall be laid in a bond to match that of the existing rear elevation.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the area.
