Before development begins, the approval of the District Planning Authority shall be obtained in respect of all the reserved matters, namely the appearance; landscaping; and scale, within the upper and lower limit for the height, width and length of each building stated in the application for planning permission in accordance with Article 3(4). REASON: To comply with Article 3 of the Town and Country Planning (General Development Procedure) Order 1995 (as amended). |

Application for the approval of the reserved matters shall be made to the District Planning Authority within three years from the date of this permission. The development shall begin not later than two years from the final approval of the reserved matters or, if approved on different dates, the final approval of the last such matter to be approved. REASON: To comply with Section 92 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any other purpose, unless permission has been granted by the District Planning Authority on an application made for that purpose. REASON: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. (Policies 42, B.S.P.; T1, S.B.L.P.R). |

The driveway length in front of the garages shall be at least 5.0 metre as measured from the garage doors to the highway boundary and before the garage is first brought into use an up-and-over electrically operated garage door shall be installed of a type that is remotely controlled from the vehicle using the garage. That type of door shall therafter be permanently retained on site unless otherwise agreed in writing by the District Planning Authority. REASON: To ensure that parked vehicles do not adversely affect the safety and convenience of road users by overhanging the adjoining public highway. (Policies 42, B.S.P.; T1, S.B.L.P.R). |

Before development commences, an investigation and risk assessment of the site shall be carried out to identify possible contamination to ground, soil and sensitive receptors to determine measures necessary to remove, neutralise, and isolate such contamination. Any assessments should use the appropriate, authoritative and scientifically based guideline values. Details of such investigation, assessment and the measures proposed shall be submitted to and approved in writing by the District Planning Authority and the development shall then proceed only in accordance with the measures as approved. REASON: To ensure that any site contamination is dealt with safely in the interests of the health and safety of the public and users of the development hereby permitted. (Policies 3, B.S.P.; BE8 & IS1, S.B.L.P.R). |

This permission relates only to the details shown on Drawing No. 92/D002.B received 11/01/07 or to any subsequent appropriately endorsed revised plan. REASON: To identify the approved drawing and to avoid doubt. |
