Conditions or Reasons:
1) The front brick wall and piers has an unacceptable detrimental impact on the character and appearance of the area, wall does not harmonise with local surroundings and would be visually assertive by reasons of its prominence in the street scene. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
