Conditions or Reasons for Planning Application - CB/09/05617/CA
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.
REASON: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the wall and railings are demolished, a photographic survey of the existing front boundary wall and railings shall be undertaken and submitted to the Local Planning Authority for its records.
REASON: To ensure that an accurate record is made of the existing structure.
3) The existing facing bricks, stone steps, stone copings, gate and railings shall be retained and re-used and any necessary variations shall first be approved in writing by the Local Planning Authority. Unless otherwise agreed in writing by the Local Planning Authority, the specification and details of any new stone, masonry, mortar, metalwork and railings shall exactly match that of the existing construction.
REASON:To ensure that the development is in keeping with the character and appearance of the Conservation Area and the setting of the listed building.
4) The demolition of the boundary wall and railings hereby granted consent shall not be undertaken prior to the grant of planning permission for a replacement boundary wall.
REASON: To ensure that premature demolition does not take place to the detriment of the character and appearance of the Conservation Area and the setting of the listed building.
5) This consent relates only to the details shown on Drawing No. SE 2474 /10B received 16/09/2009 or to any subsequently appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
