Conditions or Reasons for Planning Application - CB/09/05666/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of the development hereby permitted, detailed drawings at a scale of 1:20 shall be submitted to and approved by the Local Planning Authority for the following details:

the patterns of the new windows (including cill, glazing bar details and lintel/window head details and the means of opening) and external finish
the pattern of the new door(s) including door furniture and external finish

The development shall be carried out in accordance with the approved details.

Reason: To ensure that the special architectural and historic interest, character, appearance and integrity of the listed building or other historic building is properly maintained and to accord with PPG15 and standard conservation good practice.
3) Notwithstanding the approved plans, prior to the commencement of works for the removal of the internal wall to the back hall, the Central Bedfordshire Council's Conservation Officer shall be notified and prior arrangement shall be made so that he may supervise the stripping back of the plaster in that area, inspect the exposed hidden wall structure and assess its significance. If significant historic fabric is uncovered, works to this part of the house shall cease until otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that significant historic fabric is protected and not lost in the interest of the architectural and historic interest of this statutorily listed building in accordance with Policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
4) Details of the proposed junction of the bay window to the front elevation and the dormer window with the front and rear roofslope shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.

The development shall be carried out in accordance with the approved details.

Reason: To ensure that the special architectural and historic interest, character, appearance and integrity of the listed building or other historic building is properly maintained and to accord with PPG15 and standard conservation good practice.
5) Details of the materials to be used for the roof of the dormer windows and the bay window along with details of rain water discharge shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.

The development shall be carried out in accordance with the approved details.

Reason: To ensure that the special architectural and historic interest, character, appearance and integrity of the listed building is properly maintained.
6) Prior to the removal of the fireplaces hereby approved, details of the new fireplaces shall be submitted to and agreed in writing by the Local Planning Authority.
The development shall be implemented solely in accordance with these approved details.
Reason: To safeguard the historic fabric of a Listed Building of special architectural or historic interest in accordance with the provisions of Planning Policy 15: Planning and the Historic Environment 1993.
7) Prior to the commencement of any brick laying, a sample panel of brickwork with mortar mix shall be provided on site and shall be formally approved in writing by the Local Planning Authority. The panel should be retained as a reference for all external brickwork within the development.
The development shall be implemented solely in accordance with these approved details.
Reason: To safeguard the historic fabric of a Listed Building of special architectural or historic interest in accordance with the provisions of Planning Policy 15: Planning and the Historic Environment 1993.
8) All rainwater goods shall be cast iron unless otherwise agreed in writing by the Local Planning Authority if it is proposed to specify cast aluminium. Plastic or UPVC rainwater goods are not acceptable.

Reason: To ensure that the special architectural and historic interest, character, appearance and integrity of the listed building or other historic building is properly maintained and to accord with PPG15 and standard conservation good practice.
9) During the course of works, no member of the timber frame structure of the building may be altered or removed unless otherwise agreed beforehand in writing by the Local Planning Authority.

Reason: To ensure that the special architectural and historic interest, character, appearance and integrity of the listed building or other historic building is properly maintained and to accord with PPG15 and standard conservation good practice.
10) Following the carrying out or completion of the building operations or alterations for which consent is hereby granted, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building or structure- to accord with usual conservation good practice and to the satisfaction of the Local Planning Authority. If there is any doubt regarding the approach to any proposed making good, or any alternative materials are proposed, a precise specification of the materials and finishes should be submitted to and agreed in writing by the Local Planning Authority.

Reason: To ensure that the special architectural and historic interest, character and appearance of the building is properly maintained, in accordance with PPG15 and standard conservation good practice.
