Conditions or Reasons for Planning Application - SB/06/01231/FULL
Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development by reason of its scale, excessive size, massing and siting, would result in an unduly obtrusive overdevelopment of the site, harmful to the established character of the locality. The proposal would therefore be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2 and H6 of the South Bedfordshire Local Plan Review.
3) The proposed development would, because of its size, bulk, unsympathetic design and its siting in close proximity to adjacent properties in Hillborough Crescent, appear unacceptably overbearing when viewed from those properties, and would detract from the visual and residential amenity of the occupiers of adjoining properties. The proposal would therefore be contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
