Conditions or Reasons:

1) Before work begins on the main dwelling, and notwithstanding the details submitted with the application, details of the alterations to form the roof terrace and associated balustrading shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).

2) Before work begins on the main dwelling, and notwithstanding the details submitted with the application, details of the design and construction materials for proposed lantern rooflight shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).

3) New external brickwork and roofing materials shall match those of the existing buildings as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order amending, revoking and re-enacting that Order with or without modification), no extensions to the staff accommodation hereby permitted shall be carried out without the grant of further specific permission from the Local Planning Authority.
REASON: To control the external appearance of the buildings in the interests of the amenities of the area and to protect the openness of the Green Belt.
(Policy BE8 S.B.L.P.R.).

5) This permission relates only to the details shown on Drawing No.'s: 362/01(02)001 received 21/08/09; 362/01(02)009 Rev.A, 362/01(02)010 Rev.A & 362/01(02)011 Rev.A received 15/10/09; and 362/01(02)008 Rev.B & 362/01(02)013 Rev.A received 28/10/09 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
