Conditions or Reasons:
1) The proposed extension would, by reason of its size, bulk, rearward projection, siting and design, be a visually obtrusive and overbearing development that would be poorly related to the existing dwelling and would detract from the amenity of neighbouring occupiers at 32 Beacon Avenue, being contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
