Conditions or Reasons for Planning Application - CB/09/05811/LB
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to any building works being first commenced, the following are to be submitted and approved in writing by the Local Planning Authority:

a full specification of all proposed materials to be used for external finishes and roof;
detailed drawing of the roof with additional detailing on the proposed hinged metal cover.

The development shall accord with the approved details.

Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is preserved, maintained and enhanced in accordance with PPG 15 (Planning and the Historic Environment (1994).
3) Notwithstanding the approved plans, all rainwater goods shall be of cast iron or aluminium and painted black unless otherwise agreed in writing by the Local Planning Authority.

Reasons: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with PPG 15 (Planning and the Historic Environment (1994).
