Conditions or Reasons for Planning Application - SB/06/01248
Conditions or Reasons:
1) The proposed two-storey rear extension would, because of its size, bulk, and siting, have an unduly overbearing impact on the adjacent property, number 52 St Christopher's Close, detrimental to the residential amenity of the occupiers. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, by virtue of the positioning of windows in the first floor of the north-eastern elevation, result in an unacceptable level of overlooking and associated loss of privacy to adjacent properties and be harmful to the residential amenity of the occupiers of those properties. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
