Conditions or Reasons:
1) The proposed development would, because of its overall size and siting, appear unduly intrusive in the street scene. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE6 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would be, because of its size, overall scale and siting be harmful to the health and stability of trees within and around the site and hence detrimental to the visual amenity and character of the locality having regard to the level of restraint in this Area of Special Character. The proposal is therefore contrary to national advice within Planning Policy Statement 1,'Delivering Sustainable Development', Planning Policy Statement 9, 'Biodiversity and Geological Conservation' and Policies BE6 and BE8 of the South Bedfordshire Local Plan Review.
