2) The proposal by way of the design and size is contrary to the guidance outlined the the Council's design guide, 'Extensions and Alterations: A design guide for householders' and would fail to preserve the character and appearance of the conservation area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan Adopted 2005.
