Conditions or Reasons:
1) Grant for single storey rear extension:

The proposed development constitutes permitted development within Class A, Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (as amended).
2) Refusal for Porch:

The operations described in the First Schedule constitute building operations within the meaning of Section 55(1) of the Act and thus require planning permission by reason of Section 57(1) of the Act.

The operations do not constitute permitted development within Class D of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (as amended) because the proposed porch would exceed the height restriction set out in sub paragraph D.1(b).
