Conditions or Reasons:
1) The proposed development would be likely to have an adverse affect on a number of protected trees within the site, the potential loss of which would have an adverse affect on the visual amenity and character of the Heath Road Area of Special Character. The proposal is therefore contrary to the provisions of Planning Policy Statement 1: 'Delivering Sustainable Development', Planning Policy Statement 9: 'Biodiversity' and to Policies BE6 and BE8 of the South Bedfordshire Local Plan Review.
