Conditions or Reasons for Planning Application - CB/09/06192/CA
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to commencement of development a plan shall be submitted to and approved by the Local Planning Authority detailing the following.

The wall hereby permitted is to be constructed from hand-made bricks with brick capping. The angle of the wall, at the north end of the new low wall it to be constructed in special bricks (or to an end brick pier of oak post)

The development shall be carried out in accordance with the approved plans.

Reason: For the avoidance of doubt.
3) Prior to commencement of the development of the boundary wall a sample panel of (bricks etc) shall be constructed for the consideration and written approval of the Local Planning Authority. The development shall be carried out in accordance with the written approval.

The brickwork shall be as follows:

Flemish garden wall bond, lime mortar (with neat joint and gritty mortar texture) and in appropriate hand-made bricks and brick capping.

Reason: To safeguard the appearance of the conservation area
5) Prior to commencement of the detached double garage hereby approved a detailed drawing and / or photographs of reference brick detailing shall be submitted to and approved by the Local Planning Authority detailing the following:

The eaves & verge of the roof of the new garage shall be formed by corbelled brickwork to accord with the typical patterns of such details in the Henlow village conservation area.

The development shall be carried out in accordance with the approved plans.

Reason: To ensure that the new development is sympathetic to the character & appearance of historic buildings within the conservation area and to follow the advice provided in PPG 15 and to accord with standard conservation good practice.
