Conditions or Reasons for Planning Application - CB/09/06393/FULL
Conditions or Reasons:
1) The proposed development by virtue of its size, siting, design and appearance, would constitute a cramped form of development with an incongruous appearance resulting in an unduly prominent feature within the streetscene. Accordingly the proposed development would have an adverse affect on the character and appearance of the streetscene in a prominent corner location. The proposal is therefore contrary to the principles of good design set out in national guidance within Planning Policy Statement 1 "Delivering Sustainable Development", Planning Policy Statement 3 "Housing" and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would make inadequate provision for the parking of cars and would lead to an increase in on-street parking thereby resulting in unacceptable traffic congestion and additional hazards for highway users.
3) The proposed development makes no provision for adequate pedestrian / driver intervisibility and would lead to conditions of danger to pedestrians using the adjoining footway.
4) The proposed development fails to make adequate provision for a safe and convenient driveway and if approved would result in obstruction on the public highway, which would create conditions of danger and inconvenience to users of the highway.
