Conditions or Reasons for Planning Application - CB/09/06596/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, siting and incongruous design, be out of character with the existing dwelling and the adjoining properties at numbers 5 and 6 Tavistock Place and hence harmful to the visual amenity of the street scene and the Conservation Area. The proposal is therefore contrary to national advice contained in Planning Policy Guidance 15, 'Planning and The Historic Environment' and Planning Policy Statement 1, 'Delivering Sustainable Development' and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size, bulk, siting and unsympathetic design, appear unduly overbearing and result in an unacceptable loss of light of the adjoining property. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
