Conditions or Reasons:
1) The proposed replacement garage would, by virtue of its size, bulk and positioning, be visually intrusive to the detriment of the character and appearance of the streetscene. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
2) The proposed replacement garage would, by virtue of its size, bulk and positioning, have a harmful affect upon the character and setting of the Grade II Listed Building, 299-301 Castle HIll Road. The proposal is therefore contrary to Policies 13 and 44 of the Bedfordshire Structure Plan 2011 and Policy BE2 of the South Bedfordshire Local Plan Review.
